How much stamp duty do I pay on a Cyprus property contract signed in 2026?
Zero. Stamp duty on property sale contracts, like all other agreements, was abolished from 1 January 2026. You no longer stamp the contract or pay any duty on it.

Yes. A document signed by at least one party on or before 31 December 2025 remains subject to stamp duty under the old rules and must still be stamped, even if you only pay it in 2026. The Cyprus Tax Department confirmed this transitional rule in January 2026.
Does abolishing stamp duty mean buying property in Cyprus is now fee-free?
No. Only stamp duty was abolished. Land Registry transfer fees, VAT where applicable, legal fees and other charges still apply. Stamp duty was usually a small part of total transaction costs.
What was the maximum stamp duty payable on a single Cyprus contract?
Under the pre-2026 rules the duty on any one document was capped at €20,000, no matter how large the contract value. From 1 January 2026 there is no stamp duty at all, so the cap is no longer relevant.
